The property enjoys a lovely setting on the eastern slopes of the Malvern Hills in mature sheltered gardens and grounds that extend to over an acre. It lies within a conservation area approximately two miles south of the historic cultural spa town of Great Malvern where there is a comprehensive range of amenities including shops and banks, Waitrose supermarket, the renowned theatre and cinema complex, the Splash leisure centre and Manor Park Sports Club. The town has a deserved reputation for the quality and choice of its educational facilities. There are a number of highly regarded schools in both the state and private sectors at primary and secondary levels including the renowned Malvern College and Malvern St James Girls' School. Transport communications are excellent. There is a mainline railway station in the centre of the town. Junction 7 of the M5 motorway at Worcester is about ten miles away and Junction 1 of the M50 south of Upton upon Severn is a similar distance. The larger cities of Worcester (ten miles), Hereford (twenty miles), Cheltenham and Gloucester (twenty five miles) are within commuting distance. For those who enjoy the outdoor life Worcestershire Golf Club is less than half a mile away and the network of paths and bridleways that criss-cross the Malvern Hills are within walking distance. The Three Counties Showground is also only a few minutes away on foot and the banks of the River Severn which runs through the nearby historic town of Upton are easily accessible.
Severn Lodge is a striking and elegant Malvern stone detached Victorian residence dating back to the 1870's. For the current owners it has been a much-loved family home for many years. Sadly in May 2016, a serious fire caused extensive damage. However, the family were determined to reinstate this beautiful house and work to restore the building began later that year. Most of its distinctive Victorian features have either been retained or restored including its unique south east facing turret with conical roof. Internally there are further striking elements to the house including a hugely impressive staircase, rebuilt in its original style, a fully restored and particularly unusual Victorian stained pine ceiling in one of the main reception rooms and the fine two storey stained-glass and leaded window in the main hall which commemorates the first owners of the house. Indeed, the windows throughout the property contribute significantly to the overall look of the house, and have been either restored or replaced. Other features include several lovely fireplaces, skirtings, period style radiators, cornicing to ceilings and elaborately carved fascias and soffits to the external eaves. The whole process has been overseen by the family who have paid particular attention to every small detail as it was their original intention to retain ownership. They have worked with a highly-regarded firm of builders, B & M Babbage, to ensure that all restoration carried out is of the highest quality. The result is a rare opportunity to acquire a Victorian house with twenty-first century engineering, a completely new roof, new plumbing, heating and electrical systems. Guarantees and evidence can be provided for all the engineering and structural improvement works that have been undertaken. The house will be sold as it now stands, effectively presented as a "blank canvas". This offers potential purchasers the unique opportunity of stamping their own mark on the final layout and design of the accommodation. Planning and plumbing for the installation of bathrooms and even the kitchen have been installed but it will be left to the buyer to decide on layouts and design and even to choose the kitchen location from several rooms within the building. With all the new technology and high standard of finish Severn Lodge will, when completed, have lower maintenance costs than other Victorian dwellings. Furthermore since the house has two staircases and overall square footage of 5735 square feet (533 square metres), future owners have the opportunity to create a separate self-contained apartment in part of the accommodation if they so wish. Garden and Grounds. Severn Lodge is situated on the eastern slopes of the Malvern Hills in a conservation area. It stands in over an acre of grounds. Following the fire in 2016 these have sadly been somewhat neglected over the past three years. However, historic photos featured in this brochure show the garden in its former glory. For over forty years it was the pride and joy of the family. Most of its original features are retained including a variety of established and in some cases rare shrubs and several impressive trees. Any new owner with an eye for gardening will enjoy restoring the grounds to create a fine environment for this elegant home. Within the curtilage there is private parking for several vehicles. There is a formal integral garage, although if future owner wished to integrate this space into the accommodation of the house, there should be scope to construct a replacement elsewhere. The Story Of The Restoration Following the damage created by the fire of 2016, the family have created a detailed story of how the building was restored. This is in the form of a book. A separate PDF of this book has been placed on the agents website and on associated property portals. Photographs in this brochure show Severn Lodge in the years before the fire of 2016 as well as more recently taken shots of the house undergoing reconstruction.
