Location & Description
This contemporary stable block is situated off Bush Lane approximately half a mile from the centre of the well served village of Callow End which lies just over three miles south of the city of Worcester, approximately four miles from Malvern and just seven miles north of Upton upon Severn. The property is therefore particularly well placed for access to a comprehensive range of amenities and to an excellent transport network including Junction 7 of the M5 south of Worcester and Junction 1 of the M50 near Upton upon Severn. There are mainline railway stations in both Worcester and Malvern.
The property currently consists of a contemporary timber framed stable block of five loose boxes arranged around a secure gated concrete yard supplied by mains electricity and water. Also within the curtilage is an open hay barn of timber and corrugated construction. The site has a frontage of approximately eighty five feet and a depth of about fifty feet. To the rear of the site is open farmland across which there are lovely views across countryside. Immediately in front of the property is a partly made up access road which is privately owned and across which the plot enjoys an established vehicular and pedestrian right of passage. A gated entrance off this road opens into a wide concrete yard. From the front of the site there are further views across open countryside.
Intending purchasers will be required to produce identification documentation and proof of funding in order to comply with The Money Laundering, Terrorist Financing and Transfer of Funds Regulations 2017. More information can be made available upon request. John Goodwin FRICS has made every effort to ensure that measurements and particulars are accurate however prospective purchases/tenants must satisfy themselves by inspection or otherwise as to the accuracy of the information provided. No information with regard to planning use, structural integrity, tenure, availability/operation, business rates, services or appliances has been formerly verified and therefore prospective purchasers/tenants are requested to seek validation of all such matters prior to submitting a formal or informal intention to purchase/lease the property or enter into any contract.
The site will be offered with freehold tenure and full vacant possession.

From Malvern proceed north along the A449 Worcester Road passing through Malvern Link to the outskirts of town where there is a small island. Continue straight over this island towards Worcester. After 100 yards fork right (signed Madresfield) following this route for approximately 400 yards where at the next junction turn right (still towards Madresfield). After a few hundred yards take the first main turn to the left (signed to Callow End) into Jennet Tree Lane following this route for just over two miles where the road terminates at a junction adjacent to Stanbrook Abbey. Turn right and continue through Callow End itself. Just as you are leaving the village turn right into Bush Lane. Follow this route for approximately one third of a mile where the stable block and hay barn can be seen on the right hand side.
