Location

The village of Peterstow lies astride the A49 Ross to Hereford Road, some 3 miles west of the market and tourist town of Ross-On-Wye, and is well regarded for a number of reasons. In the centre of the village is a large grassy Common, open to all, with a scattering of mature and younger deciduous trees on which many village activities take place during the course of the year. A few paces away from the Common is the busy village shop, Post Office and Off Licence as well as the two local pubs both much loved by the community. St Peters Church was transformed some 15 years ago to be both a church and multi-functional space, and is now used as a village hall. For those concerned with communication links, the village is well served by public transport with a bus stop providing regular services to Ross, Hereford and Gloucester, whilst the A49 provides easy access to the M50 motorway/ A40 dual carriageway.

Description

Positioned on the edge of the village of Peterstow overlooking rolling Herefordshire countryside, Yarlington House is a bespoke, striking four-bedroom home, where contemporary architecture, quality craftsmanship and countryside living come together.

With a distinctly individual character, the house is constructed of natural stone, with Siberian larch cladding under a slate roof, complemented by Scandinavian Rationel composite windows and an attractive oak canopy veranda. Stepping inside, a the heart of the house is a superb open-plan living area, designed to make the most of both space and natural light. Generous proportions provide plenty of room for cooking, dining and relaxing, while expansive sliding doors draw the gardens inside, creating a wonderfully natural flow, particularly during the warmer months. A Purevision wood-burning stove provides a welcoming focal point to the sitting room, adding both warmth and character to the contemporary surroundings.

Throughout the house, materials have been selected with longevity as well as appearance in mind. Mandarin Stone porcelain flooring, Italian bathroom tiling, oak doors, skirting and architraves, an oak staircase and Neff appliances ensure that there is a true sense of quality.

The first floor provides four generous bedrooms, with the principal bedroom benefiting from its own en-suite. Efficiency is equally central to the design. A Daikin air-source heat pump serves underfloor heating across the ground floor, with radiators upstairs, helping to provide comfortable and economical year-round living, confirmed by its impressive B energy rating. Full fibre broadband further enhances the house for modern living and home working.

Outside, the gardens have had time to mature beautifully around the property. Silver birch, cherry, apple and pear trees sit alongside ornamental blossom, native Herefordshire hedging and established laurel, creating an attractive setting with seasonal colour and greenery. A detached double-bay garage provides excellent additional space, with a shower room located on the ground floor, adjacent what is currently used as a home gym, whilst to the first floor is an open plan area currently used as both a working from home office as well as a cinema room. Externally is an EV charging point.

Yarlington House offers something increasingly difficult to find: a modern, bespoke home, with approx. 0.92 acres of garden and paddock, generous open-plan accommodation with a very energy-conscious specification, all within a well served rural village with excellent communication links.

A brief insight from the owners

Yarlington House has been a wonderful family home for us over the last eight years. Having purchased the land and designed and built the house ourselves, every aspect was carefully considered to create a practical, comfortable and energy-efficient home for modern family living. We have particularly loved the generous open-plan living spaces, the seamless connection between the house and garden, and the opportunity to enjoy the beautiful gardens and surrounding countryside throughout every season. The property offers the perfect balance of rural living and convenience, with excellent access to Ross-on-Wye, Hereford and the motorway network, whilst retaining the charm and tranquillity of a peaceful village setting.

One of the things we have valued most is the strong sense of community. It has been the perfect place to raise our family, and we hope the next owners will enjoy everything it has to offer just as much as we have, including the benefit of being within easy walking distance of The Yew Tree Inn, a fantastic local pub and a true hub of the village.
