Location & Description

The site is situated in the centre of the riverside town of Upton upon Severn with direct access off Oak Street and frontage onto School Lane. It is within walking distance of all the amenities that Upton has to offer including an excellent range of shops, a sub Post Office, Doctors Surgery, several Pubs and a church, a Primary School and a Secondary School at Hanley Castle. Also within walking distance is the towns renowned Marina and the banks of the River Severn itself. Upton is well known for its summer Jazz, Folk and River Festivals and for the surrounding countryside including the Malvern Hills, Severn Valley and The Cotswolds. Transport communications are excellent. This excellent building plot has a frontage of just over 30 metres and a depth of just over 33 metres. A recently created access driveway off Oak Street and the agreement of all pre-commencement conditions mean that the local Planning Authority have recognised that the development has lawfully commenced thus rendering the consent permanent without the need for renewal. The original planning consent was in fact granted as far back as 2004 (further amended and approved in 2015). Permission was granted for a substantial detached single storey dwelling with a large open plan kitchen/dining room and living area, study, utility room, shower room and three bedrooms all with en-suite facilities. When constructed the property will stand in a good sized garden with extensive private parking facilities.

Planning Consent

There is considerable planning history with this plot. The original consent (Application No. 01/00210/FUL) was granted on 27th February 2001 by Malvern Hills District Council for the erection of a new single storey dwelling. This was renewed on 17th June 2004 (Application No. MH01/00210/FUL). On the 8th June 2009 Malvern Hills District Council provided written confirmation that material works on site had been undertaken and that they were satisfied that these constituted the implementation of the planning consent (MH09/00551/CCO). In 2015 a fresh planning consent was granted (Application No. 15/00691/S73) under Section 73 of the Town and Country Planning Act 1990. This superseded the original consent. It should be noted that this new consent also recognised that material works had commenced under the previous permission and therefore remained valid. An alternative application was also applied for. This was for three, three/four bedroomed town houses with the own parking, turning areas and gardens. It was only refused on minor stylistic grounds (The planning authority preferred the plans to be redrawn in the style of similar exiting houses in Oak Street) but due to personal circumstances at that time, the owners of the site did not pursue the scheme any further.
