The company will look to build upon the foundations set by Morris Bricknell on Gloucester Road and use its experience in professional property services to further its growth in Herefordshire.&lt;/p&gt;
&lt;p&gt;John Goodwin specialises in buying, renting, selling and letting residential property, commercial property services and goods and property auctions. The first John Goodwin office opened in Ledbury in 1981, followed by offices in Colwall, Malvern, and Upton-upon-Severn.

With changes to the Stamp Duty tax rate and adjustments to tax thresholds set to take effect in 2024 and 2025, prospective buyers will want to understand these updates and plan accordingly. Here’s a breakdown of what to expect and how you can best navigate these changes:&lt;/span&gt;&lt;/p&gt;

&lt;h2&gt;&lt;span data-contrast="auto"&gt;Key Stamp Duty changes for second homes&lt;/span&gt; &lt;/h2&gt;

&lt;p&gt;&lt;span data-contrast="auto"&gt;Starting 31 October 2024, the Stamp Duty surcharge for second homes and buy-to-let properties will increase. While buyers of main residences remain unaffected by this change, those purchasing an additional property will face an increased tax burden. Here’s how it works:&lt;/span&gt; &lt;/p&gt;

&lt;p&gt;&lt;span data-contrast="auto"&gt;Previous surcharge: Those buying a second property would pay an additional 3% on top of the standard Stamp Duty rates.&lt;/span&gt; &lt;/p&gt;

&lt;p&gt;&lt;span data-contrast="auto"&gt;New Surcharge: As of 31 October 2024, the surcharge will increase by 2% to 5%, adding further costs for buyers of second properties.&lt;/span&gt; &lt;/p&gt;

&lt;p&gt;Records tumbled at John Goodwin’s most recent specialist sale of books, stamps, records and collectable cards.&lt;/p&gt;
&lt;p&gt;A group of 5 Led Zeppelin LPs, consigned from a local vendor who had won them in a village raffle some years ago, smashed pre sale expectations and achieved what are believed to be world record prices.&lt;/p&gt;
&lt;p&gt;The tickets were purchased in support of Cutnall Green Youth club, a village close to the home of legendary Led Zeppelin drummer John Bonham who died in tragic circumstances in 1980.&lt;/p&gt;
&lt;p&gt;each of the records bore the signatures of all 4 band members and were accompanied by provenance from the local vendor who had purchased the tickets.&lt;/p&gt;
&lt;p&gt;Initially listed with a modest estimate of just £100 to £200 each, the massive levels of interest generated resulted in the auctioneers revising the estimate to £200 to £400 but with a hope and expectation that they could do considerably better.&lt;/p&gt;
&lt;p&gt;Worldwide exposure as a result of specialist adverting and internet listings led to international interest in the records.&lt;/p&gt;
&lt;p&gt;&lt;img src="https://www.johngoodwin.co.uk/media/1637/records.jpg" alt="Led Zeppelin" /&gt;&lt;/p&gt;
&lt;p&gt;The first of the records to be offered for sale, Led Zeppelin III opened the bidding at £200 and quickly rose following a battle between 2 telephone bidder and overseas internet bidders with bids from UK collectors and the USA.&lt;/p&gt;
&lt;p&gt;The final battle for this lot was fought between 2 telephone bidders with the hammer falling at £2,800.&lt;/p&gt;
&lt;p&gt;What followed drew gasps from those in the saleroom as the following 4 records overshadowed even this incredible result with the next lot, the iconic Led Zeppelin II selling at a hammer of £12,000 with the 2 telephone bidders leaving the USA based internet bidders in their dust.&lt;/p&gt;
&lt;p&gt;Bidding on the following records opened at £8,000 and soared to prices of £12,000 for Led Zeppelin I, £11,000 for Led Zeppelin IV and the final record, ‘The House of The Holy’ achieving an incredible hammer price of £13,000.&lt;/p&gt;
&lt;p&gt;All 5 of the records were won by the same telephone bidder who parted with a few pounds short of £60,000 for the collection including the auctioneer’s buyers premium.&lt;/p&gt;

&lt;p&gt;Our second property auction this month took place on Monday evening April 11th when we offered Hackells Green, Ashperton, Near Ledbury for sale.  The property occupies a delightful rural location between Ledbury and Hereford set in approximately 3 acres together with a useful range of outbuildings.  The property is in need of a comprehensive scheme of upgrading and improvement.  Again there was considerable interest in the property and the sale room was full with potential interested parties and one telephone bidder who had been unable to attend the auction.&lt;/p&gt;
&lt;p&gt;&lt;img src="https://www.johngoodwin.co.uk/media/1618/auction2.jpg" alt="Hackells Green" /&gt;&lt;/p&gt;
&lt;p&gt;Bidding opened immediately at £500,000 and continued to rise very quickly culminating in two equally determined parties keen to acquire the property.  Eventually the hammer fell at a sale price of £728,000.&lt;/p&gt;

&lt;p&gt;John Goodwin Auctioneers attracted a large crowd to their first auction of the year held at The Feathers Hotel, Ledbury.  Only two lots were on offer but each had attracted very large levels of interest.&lt;/p&gt;
&lt;p&gt;Lot 1 comprised an area of 13.7 acres of pastureland delightfully situated in the rural parish of Putley.  The land attracted interest from the local farming community as well as those seeking a small area of amenity land.  With a price guide of £140,000 - £150,000 the land attractive spirited bidding and eventually the hammer fell at £260,000.&lt;/p&gt;

&lt;p&gt;The second lot comprised a small parcel of copse extending in all to approximately ¾ of an acre.  Sitting on the higher slopes of the Malvern Hills this small parcel attracted interest from far and wide and some very determined bidding eventually took the sale price to a figure of £167,000 which was well beyond expectation.&lt;/p&gt;

&lt;p&gt;The last 15 months have proved to be challenging and incredibly busy for the John Goodwin auction team with Covid restrictions completely reshaping the way in which auctions have been hosted. &lt;/p&gt;
&lt;p&gt;Despite these challenges, demand for auction lots has led to unprecedented levels of business and some incredible prices as well as attracting many new buyers, and sellers, to the market. &lt;/p&gt;
&lt;p&gt;For many months auction sales have been held behind closed doors with either highly restricted or no public viewing or sale day attendance. &lt;/p&gt;
&lt;p&gt;John Goodwin have been very fortunate to have had the use of the large Lynden House premises in Ledbury and, latterly, the Severn Hall at the Three Counties Show Ground which has enabled the company to host a series of ‘mega’ auction sales.  This culminated in the incredible sale of the ‘barn find’ collection of vintage and other vehicles and stationery engines from the estate of the late Graham Tyler which attracted worldwide interest. &lt;/p&gt;
&lt;p&gt;With the relaxation of restrictions John Goodwin have recently held their latest collective interiors sale and were delighted to be able to welcome back many regular buyers and new faces both to the viewing and on sale day. &lt;/p&gt;
&lt;p&gt;The auctioneers recognise that some buyers would probably still prefer to bid from the comfort of their own homes and therefore have continued to offer the option of live bidding using the easylive bidding platform.  Indeed, easylive bidders still proved to be very strong at the latest sale providing stiff competition to those in attendance with notable bids from the USA, mainland Europe, Australia and the Russian Federation. &lt;/p&gt;
&lt;p&gt;These largely unreserved sales with lots fresh to the market sourced primarily from local deceased estates and private vendors encourage enthusiastic bidding and, on this occasion resulted in a sell through rate well above 90% and, as usual, one or two very pleasant surprises…&lt;/p&gt;
&lt;p&gt;The sale got off to a flying start with lot 1, a 2014 Citroen C3 hatchback, selling towards the upper end of its estimate range at a hammer price of £3800 reflecting the current enhanced levels of demand for secondhand cars.&lt;/p&gt;

&lt;p&gt;A large oriental style vase with cover achieved a hammer price of £300 against a ‘come and buy me’ pre-sale estimate of £20-£40 despite having significant damage and repairs.

&lt;p&gt;Another lot of Eastern origin, a papier mache globe and shaft vase and cover also achieved a multiple estimate £220.

&lt;p&gt;The power of internet marketing was demonstrated by the significant levels of interest generated in a cased violin.  Described simply as ‘a cased violin in need of restoration’ with a very modest pre-sale estimate to reflect its relatively poor condition, the violin attracted a great deal of interest and eventually sold to an internet bidder at a hammer price of £950.

&lt;p&gt;John Goodwin have a busy schedule of forthcoming sales planned including an imminent furniture sale, a specialist vintage &amp;amp; machinery sale which will include outside effects, 2 specialist toy and transport sales, an exciting Fine Art and Collectables sale which includes a good entry of silver and jewellery and another interiors and general collective sale, all scheduled to take place over the next 3 months. &lt;/p&gt;
&lt;p&gt;The auctioneers are dealing with a large number of consignments and already many of these sales are nearing capacity, but the team are happy to offer advice and guidance regarding suitability of items for auction.&lt;/p&gt;

&lt;p&gt;The last 12 months have been both challenging and incredibly busy for the John Goodwin auction team with Covid restrictions and uncertainties completely reshaping the way in which we operate. Despite the uncertainties we have experienced unprecedented levels of business and some incredible auction prices and we have had the pleasure of dealing with many new vendor clients and auction customers based in the UK and overseas. &lt;/p&gt;
&lt;p&gt;For many months we have held our auction sales behind closed doors with either highly restricted or no public viewing or sale day attendance. &lt;/p&gt;
&lt;p&gt;We have been very fortunate to have had the use of the large Linden House premises in Ledbury with grateful thanks to a long-standing commercial client and, following the letting of Linden House by our commercial department, we have latterly been in residence at the enormous Severn Hall at the Three Counties Show Ground.  This culminated in the incredible sale of the ‘barn find’ collection of vintage and other vehicles and stationery engines from the estate of the late Graham Tyler which attracted worldwide interest.&lt;/p&gt;
&lt;p&gt;Now that the Three Counties Show Ground has reopened and is dealing with a backlog of events cancelled from last year we are, once again, actively looking for long term premises but, in the meantime, we will be holding a series of sales at various local venues. &lt;/p&gt;
&lt;p&gt;Following the latest relaxation in Covid 19 guidelines, we have now booked a total of 9 sale dates over the coming months and already many are fully subscribed. &lt;/p&gt;
&lt;p&gt;For the time being all of our sales will continue to have the benefit of live internet bidding via the extremely popular easylive platform, but we are also hoping to return to the relative normality of our traditional sale room activities, and we hope to be able to allow unrestricted pre-sale viewing and attendance for bidding ‘in person’ on auction day.&lt;/p&gt;
&lt;p&gt;Obviously, this will be subject to any changes in legislation and strictly in accordance with any track and trace, mask wearing, hand sanitation and social distancing guidelines recommended for the protection of our staff members and everybody in attendance. &lt;/p&gt;

&lt;p&gt;Dear Rupert, &lt;/p&gt;
&lt;p&gt;Although I have said previously how exceptional I thought the management of this sale was, I thought I might just send a quick email to reinforce it, and hopefully to pass my thoughts on to anyone I have missed. I have been to a good many vintage sales over the years, generally by firms who specialise in this type of auction, but this has to be one of the best executed ever. &lt;/p&gt;
&lt;p&gt;To manage an auction with so many lots with one auctioneer starting at the first lot and running through to the end is no mean feat. Everyone that I have dealt with has been so pleasant and helpful, the gentleman on the gate, the ladies in administration, the porters and of course yourself that it made a very pleasant day indeed. &lt;/p&gt;
&lt;p&gt;I was particularly impressed with the fact that the auctioneer took the time to make absolutely sure that the online bidders and the people attending had every chance to bid before the hammer came down, and it was the first time that I have not had to worry about my goods vanishing before I collected them. The security for sold items it first rate, and the porter who helped me load was most helpful. &lt;/p&gt;

&lt;p&gt;The chancellor announced that first-time buyers will get a “government guarantee” on mortgages, with a deposit of 5%. Many big lenders are already backing the scheme, according to the chancellor.&lt;/p&gt;
&lt;p&gt;The new mortgage guarantee scheme is designed to help more first-time buyers onto the housing ladder.&lt;/p&gt;
&lt;p&gt;The aim is to stimulate the housing market, get more younger people onto the housing ladder, and increase property transactions; good news for agents.&lt;/p&gt;
&lt;p&gt;Mortgages with 5% deposits have been stopped by most banks during the Covid pandemic.&lt;/p&gt;
&lt;p&gt;The chancellor will incentivise lenders to provide mortgages to first-time buyers, and existing homeowners, with just 5% deposits to purchase properties worth up to £600,000.&lt;/p&gt;

&lt;p&gt;Rishi Sunak has confirmed that the stamp duty holiday will be extended until the end of September.&lt;/p&gt;
&lt;p&gt;The chancellor announced that the up-to-£500,000 “nil-rate band” for stamp duty will finish at the end of June, rather than the end of March, as planned. It will then be tapered until September.&lt;/p&gt;
&lt;p&gt;Consequently, until 30 June 2021, no stamp duty will be charged on a residential property bought for up to £500,000. This covers the majority of houses and flats in the UK.&lt;/p&gt;
&lt;p&gt;Until 30 September 2021, no stamp duty will be charged on a residential property bought for up to £250,000.&lt;/p&gt;

&lt;p&gt;Reports are circulating that the government will extend the current stamp duty concession by a further three months in next weeks budget on Wednesday March 3rd.&lt;/p&gt;
&lt;p&gt;If this is confirmed it would help many existing sales which might inadvertently have failed to meet the March 31st deadline.  An extension of three months would also give an opportunity for sales yet to be agreed to also benefit from a saving on stamp duty.&lt;/p&gt;
&lt;p&gt;This rumour has already prompted a number of vendors to bring forward the launch date of their properties in the hope that purchasers will be able to benefit from an extended stamp duty concession.&lt;/p&gt;
&lt;p&gt;Further details are awaited in Wednesday’s budget.&lt;/p&gt;

&lt;p&gt;John Goodwin, the Three Counties Auctioneers, commenced their 2021 auction season with a specialist sale of model railway, die cast toys, aviation models and motoring memorabilia which attracted a loyal following of regular buyers along with many new clients and bids from all parts of the UK, mainland Europe and even further afield.&lt;/p&gt;
&lt;p&gt;The sale commenced with Motoring effects, with a vintage motor cycle helmet and goggles  roaring away at £250.&lt;/p&gt;
&lt;p&gt;A fine collection of 00 gauge railway, comprising Hornby, Bachmann and Lima attracted tremendous interest from both private collectors and trade buyers. It was interesting to note the changing generational trends from steam to diesel is now being reflected in the modelling world and there has, without doubt, been a resurgence in interest in all things ‘model railway’. &lt;/p&gt;
&lt;p&gt;&lt;img src="https://www.johngoodwin.co.uk/media/1529/picture2.jpg" alt="pic2" /&gt; &lt;img src="https://www.johngoodwin.co.uk/media/1530/picture3.jpg" alt="pic3" /&gt;&lt;/p&gt;
&lt;p&gt;A collection of nearly as new models were highly sought after. Older Hornby Dublo still has its followers with SR Dorchester making £150 and a collection of boxed signals also £150. A rare boxed Bassett Lowke boxed 0 gauge LMS 3f steam engine made a pleasing £170. &lt;/p&gt;
&lt;p&gt;Bears of all ages are always a popular species and two bears, despite their relatively young age, performed particularly well. Great Aunt Lucy and Paddington Bear, both with tags and scarce modern collectables, sold to go to a new home for £130.&lt;/p&gt;

&lt;p&gt;A consignment of Aviation Models by Corgi, which were in very good, boxed, condition attracted national interest from the internet, with a BBMF set making £120. Many of these being discontinued models are rare and prices ‘took off’ reflecting the interest from the aviation world.&lt;/p&gt;
&lt;p&gt;In the railwayana section, a modern station sign from Great Malvern sold for £85.&lt;/p&gt;

&lt;p&gt;Top lot of the day was a Steam powered launch called Victoria which sailed away at a hammer price of £420.&lt;/p&gt;
&lt;p&gt;John Goodwin’s can report that an upsurge in hobbies and collecting has definitely led to a general upturn in demand for toys and model railways. Vintage motoring still commands serious interest and the demand for enamel signs goes from strength to strength.&lt;/p&gt;
&lt;p&gt;Entries for John Goodwin’s next specialist Toy and transport sale on March 17th include a number of enamel advertising signs, boxed Triang, 00 gauge Hornby and ‘nearly new’ models, Corgi lorries and heavy haulage, transport books and collectables.&lt;/p&gt;

&lt;li&gt;We are continuing to accept entries for forthcoming sales to be held at the Severn Hall, Three Counties Showground.&lt;/li&gt;
&lt;li&gt;We are able to continue to offer professional probate valuation advice in a Covid secure manner.&lt;/li&gt;
&lt;li&gt;We are able to continue to offer auction valuation advice to potential vendors in their own homes in a Covid secure manner.&lt;/li&gt;
&lt;li&gt;We can still assist with house clearances and collections of items for auction in a Covid secure manner.&lt;/li&gt;
&lt;li&gt;We are currently cataloguing an exciting series of auction sales, further details will be available in due course.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;As a result of the successful efforts of the John Goodwin FRICS commercial department to find a new, long term, tenant for Lynden House, we moved from this temporary base in Ledbury at the end of November. We are extremely grateful to the owner of Lynden House for his generosity in allowing us to use Lynden House on a short term basis for our auction sales at a time when the Teme Hall at the Three counties Showground was not available to us as a result of the pandemic.&lt;/p&gt;
&lt;p&gt;We have now moved into even larger premises, the massive Severn Hall at the Three Counties Showground!&lt;/p&gt;
&lt;p&gt;Since then we have been busy setting up, photographing, cataloguing and preparing for an exciting series of auction sales which we had hoped would take place in January of 2021.&lt;/p&gt;
&lt;p&gt;Despite the extremely successful online only sales that we held in November and exceptional results from the sales that we held earlier in 2020, even with restricted public attendance to comply with Covid guidelines, we had hoped to be able to welcome back our customers in a Covid safe manner for the proposed January auction sales.&lt;/p&gt;
&lt;p&gt;As a result of the latest Government announcement we have, at this stage, decided to postpone the proposed auctions.&lt;/p&gt;
&lt;p&gt;In the meantime we are continuing to accept entries and we are currently able to offer storage to our vendor clients without charge.
The sales that we have ‘in the pipeline’ are:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Interiors sale&lt;/strong&gt;- This is likely to be a 2 or even 3 day sale as we already have more than 1000 entries with others arriving daily. The sale will include a wide range of antique and other furniture including late century designer furniture, porcelain, glassware, pictures and prints, vehicles, outside effects, garden machinery and a massive range of miscellaneous entries.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Fine Art and Collectables&lt;/strong&gt;- This will include silver, silver plate and jewellery which we carried forward from last year, we felt that it was very important for these to be available to be viewed ‘in person’, valuable paintings, collectables, china and porcelain including oriental, Royal Worcester, Moorcroft etc. Georgian and modern glassware, Arts and Craft objects d’art including Liberty, medals and militaria, clocks, vintage wrist watches and a wide range of other items. We anticipate that there will be around 600 lots&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Books, records, stamps, postcards and other collectables&lt;/strong&gt;- A large number of entries have already been received but there is still capacity for further entries.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Toy and Transport sale&lt;/strong&gt;- We enjoy a very loyal following of specialist buyers and collectors worldwide and Rupert is currently processing a large number of entries including private collections of model railway, die cast, railwayana and tin plate from a wide geographical area.&lt;/p&gt;
&lt;p&gt;The current guidelines allow us to continue to assist with professional valuations for probate purposes, offer clearance and removal advice and we are also to offer valuation advice in our client’s private homes in a Covid secure manner. &lt;/p&gt;
&lt;p&gt;As auctioneers we are classed as ‘non essential’ retail and our Severn Hall saleroom premises are closed to the public. We are only able to accept deliveries strictly by appointment and from professional transport companies. We can however arrange collection of sale items and our residential estate agency offices remain open and, in some cases, we may be able to accept deliveries of small consignments, for instance, jewellery, by arrangement.&lt;/p&gt;
&lt;p&gt;We are, once again, looking at our options of holding further online only sales both ‘live’ sales with a video feed and live internet bidding and on a timed sale basis, a format that we used for the first time with considerable success in November.&lt;/p&gt;
&lt;p&gt;We are very busy cataloguing and photographing lots to facilitate this and, we appreciate that even when we can allow public access to our sales, it is likely to be on a restricted basis and there are many of our buyers, including local buyers, who might prefer to bid from the comfort and relative safety of their own homes.&lt;/p&gt;
&lt;p&gt;The easylive auction platform that we use as our live bidding platform has been embraced by our customers with overwhelmingly positive feedback and, I suspect, even the lure of our sale room tea and biscuits and friendly sale room team, many may choose to bid from the comfort of their armchair in the future....&lt;/p&gt;

      <title>Lockdown 3.0</title>

&lt;p&gt;As I am sure you are aware the Prime Minister, Boris Johnson announced on Monday 4th January the latest national lockdown in England. Luckily for those looking to move house they have allowed the property market to remain open during this period. &lt;/p&gt;
&lt;p&gt;To explain further I have put together a summary of the latest guidance from the Government. &lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Moving home&lt;/strong&gt;
You can still move home. People outside your household or support bubble should not help with moving house unless absolutely necessary. Estate and letting agents and removals firms can continue to work. If you are looking to move, you can go to property viewings. Follow the national guidance on moving home safely, which includes advice on social distancing, letting fresh air in, and wearing a face covering.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Lettings:&lt;/strong&gt;
The letting of a property can continue, in line with the 'Moving Home' section above.
Property can still be prepared for securing tenants and in line with the guidance from the government.  Should your property therefore become vacant you are able to replace the tenants under strict guidelines&lt;/p&gt;
