Properties to renovate back in demand - Collective Property Auction Report

Despite the hot weather and the temptation of the football World Cup there was a good turn out at John Goodwins latest property auction held at The Courtyard Room at The Feathers Hotel, Ledbury.  There were two lots, Jury Cottage in Upton and 97 Court Road in Malvern, both of which were properties requiring renovation.

Lot 1 was Jury Cottage in School Lane, Upton upon Severn.  This charming period town house with its interesting history was believed to have been part of the judiciary and law enforcement system in the days when Upton was a busy riverside trading town.  The two bedroomed accommodation required full refurbishment but its central location, courtyard setting and the bonus of a carport seemed to convince buyers that it had very real potential.  After a large number of viewings the property finally passed it reserve at auction to realise a satisfactory final price of £102,000.

Lot 2 was 97 Court Road, Malvern. A detached cottage dating back over 150 years in a state of complete neglect and requiring total refurbishment or possibly even suitable for demolition and replacement by a new build home.  The property was not in a habitable state and it seems that this was one of its principal attractions to potential buyers.  Bidding was extremely strong, starting at only £100,000 but with at least four separate bidders putting their hands up, the house easily passed its reserve price to sell for a very strong £154,000.

As with previous sales by this method it is clear that no matter how challenging the market, properties that are correctly selected, have the right criteria and above all are keenly priced will usually achieve better results at auction than expected.
